Welcome to the first blog of 2018! My name is James Player and I am the Project Director here at The Mill. We’ve been back on site for six weeks since the Christmas break and despite the wind, rain and cold have made good progress since the New Year.
We were very busy in the lead-up to Christmas and the team worked hard and were delighted to move in the first residents at The Mill! Paul and Katie from our site management team have been on hand to help with any niggles and have enjoyed helping them settle into their new homes - congratulations all! We would like to express our thanks for the patience the residents have shown whilst we have completed the paving works to the roads over the past few weeks.
We are very grateful to Cardiff City Council’s co-operation and assistance in relocating our main site entrance to the Ely Bridge side of the development, keeping our construction traffic away from Ysgol Treganna and the residents of Sanatorium Road and Broad Street.
Our ground workers have had, and continue to have, a very busy period; we are pushing out roads and foundations with our first timber frames of 2018 on both the Tirion and Cadwyn developments and Lovell Homes starting in February. This means you should start seeing lots of cranes on site over the next few months!
We are also delighted to have moved into our excellent new offices and welfare to accommodate our expanded team and rising numbers. We are particularly pleased to have our partner Tirion sharing the space with us.
It has been a busy few months moving residents into their brand new homes and we were fortunate to carry a strong number of reservations and early birds into the New Year, including interest in our Hawthorn House apartments with 9 out of the 28 having already been early birded!
Demand at The Mill has continued to grow, especially now prospective purchasers have something to see! On 20 January we held a successful family event with a rousing performance by the Barry Male Voice Choir to mark the eagerly-awaited opening of the first show homes including a two-bed Ashton, three-bed Hazelwood and 3-bed Oak that really has the ‘wow factor’. If you haven’t done so already come and visit us and take a tour of our beautifully designed show homes or view our 360 tours here – we have something for everyone!
We were very excited to hear that The Mill has also be shortlisted for two First Time Buyer Awards that include our two-bed Ashton showhome - please vote for us!
In November’s budget the Government announced that first time buyers are exempt from paying stamp duty on properties up to the value of £300,000 before 1 April 2018. Don’t miss out on a spacious 3-bed Aspen. Call our sales team 029 2000 6416 to find out more.
Over the next few months we are busy with a number of community activities. We are looking to start works on refreshing the Canton Rugby Club youth changing rooms shortly and providing Ysgol Treganna with new bike sheds.
Children from Ysgol Treganna also took part in the Lovell House project and enjoyed all the hands-on activities learning about construction and building houses!
A group of local trainees aged 18-25 aiming to work in the building industry have been given a head start through the Prince’s Trust Get into Construction programme organised in conjunction with Lovell and Cadwyn Housing Association at The Mill. They took part in the three-week training programme which included a site visit, practical experience and careers advice. Lovell has since taken on one trainee as an apprentice while another recruited by a Lovell subcontractor.
